@Luka Milicevic and @Reid Chauvin, certainly cities got busted in the last round of real estate boom, such as Phoenix and Las Vegas — I personally knew a friend investing in one of that cities and got burnt severely.could you please provide some analysis about Nashville area’s local fundamentals (and I am interested in how different this time is it in Nashville)?

Or advise that they post their question in the forum for more well rounded feedback?

I'm up in Round Lake Beach. 

Finish work was installing white quarter-round molding around the baseboards.  

That could extend rental assistance for those who couldn't get it on the first round. 

Realize this is kicking the can down the road; the basis of the purchased property goes down (and you get the associated depreciation), but when you sell that property,  the amount garnered will mostly be cap gain that you will need to pay tax on  -- or remain on the merry-go-round and buy another. 

I'm not sure when I'll do our series a round of funding but when I do that, our plan will be to do a sub division in nw Arkansas most likely

Views are amazing, it's accessible year-round, has a great well.

@Bjorn Ahlblad im basing those numbers off of what im seeing rental properties are going for in the area and then rounding down.
