Peter, I highly recommend hitting the local meetup scene.

Even the most well known agents/teams in a large metro aren't pulling down anywhere near many no-namers out there that are doing mid-sized transactions behind the scenes.

Due to RISD and Johnson and Wales there are nice local scenes for art/design and some great restaurants.The median income you mentioned wouldn't surprise me at all.

Fortunately, these equity-stripping scams have faded from the scene in recent years—largely because homeowners facing foreclosure today have little to no equity for unscrupulous investors to strip.Another objection to contracts for deed, apart from their association with nefarious equity-stripping scams, is that they have a reputation for offering little legal protection to buyers.

Overall, Utah County is growing like crazy with the tech startup scene as well as larger companies that continue to invest in talent here (Adobe, Microsoft, Oracle, Cisco, etc.).

As a newcomer to the investment scene in Cleveland, Ohio, I've come across a property that requires renovation and a layout overhaul.

I like that it is close to Austin & Round Rock tech scene. 

I left out one of my very favorites and that is Wenatchee WA .. this is an awesome area that has not caught on as much as Bend but has about the same attributes as bend but more agriculture with a new wine scene and one of the most spectacular lakes in America..
