We invested all of my income into 2 pure rentals before we were transferred again.We use our transient military career to invest in personals because they have 1) cheaper down payment 2) Lower interest ratesWe live off of one income (my husband's) using mine when it exists (it can take awhile for me to re-establish myself in a new area) into pure rentals.Because of our transient life style causing home to be "relevant" to the current set of orders.

Sometimes you just rename a room, put a closet and a door on it (like a dining room) and you have a cheap rehab that gets you a big value boost.What type/style of house is it?

If they (developers, almost certainly, not the city) are building "new urban" style mixed use buildings and that is something desirable in your area, this will have a very positive effect on your property.

I agree with Minh we should look hard around in the Bay Area before going OOS.Like you, I am also a worker bee at a tech companies, so flipping houses is a fun side business for me, it is not for everyone, you just have to find what you like & what fits your life style & bottom line.Good luck!
