@Alan Grobmeier I stopped using tile as it will chip and break if something heavy is dropped on it.

This means that you can be sued without limit. it's their fun way of encouraging you to remediate if children are in the house, since they're most likely to eat paint chips and suffer the consequences.

I did have one chip recently, but it was easy to fill in.  

Your chipping away at your coverage and need to approach this as a business.  

In 3-4 years I will use my cash flow to chip away at debt and fully put the breaks on using leverage to acquire new properties.

Low cap rates are like Blue Chip stocks meaning that investors will take lower returns because the assets have a good, low-risk, long-term outlook.Cap rates in multi-family have been driven down to absurd levels long before interest rates started to go up. 

Possibly repaint just the trim as well if it’s chipped at all.

Many people would take that $2M and invest in a safer, more “blue chip”/passive investment vehicle.
