Pretend you are renting from yourself - you say you're paying that much now anyway, so paying that makes you cash-flow neutral from that perspective; at some future point, I assume you'll be having somebody else in there, so you'll get a rent payment then.Then when you analyze it, the cash-flow from the other 2 units will be what you can count on so long as you contribute your portion too.

My point is that, and especially for you since you will be living in the same building, show him your good side and extend the first hand to him, this way should he behave badly next time, you can point to how you gave him the benefit of the doubt.

I do believe, though, that if you are screening well and not settling for red-flag tenants, then you'll get good tenants who have well-behaved pets and clean up after them.

Many cities (at least older, Rust Belt ones) have some sort of cost-share program for public works projects like these, where the direct benefit is likely to be enjoyed by the residents of the building adjacent to whatever's being fixed, so they (or you, as the case may be) have to kick in.As for why your property taxes don't pay for it, you'd have to look at the tax bill you get in Columbus to see how things are allocated.

How do you explain it to the tenants that if they kept their house clean they probably wouldn't be having all of these issues?
