The electrical had been turned off, so you can imagine the smell from the fridge.

Biggest battle is always people...bad tenants, bad contractors, hard-to-work-with lenders. 

We battled a bit when I first took over, nothing major, In this environment where everyone is telling tenants not to pay rent, not a word... just the check.

Street cred, as you call it, does matter to many & it has to be gained somewhere.Uphill battle my friend, but once you get up that hill it's all good.

If you think that just because a tenant signs something that they are legally bound to it and you can enforce it no matter what, you are delusional......You can put whatever you want in your lease.....and the tenant can sign it...... if its not legal to do, then it wont hold up under a legal battle....PERIOD....doesn't matter if the tenant agreed to it in a lease..... tell it to the judge......if what the agreed to is illegal, that portion of the lease is not enforceable...... don't like it?

I did not notice any bad smells.

I imagine in really high-end units you would not say anything and let them do their thing, but some of these gross 1500 or 2,000 a month.They're airing out the smell of drugs and cigarettes of course so you won't know they were smoking dope and cigs in your place.

Smells like opportunity to me.
