Obviously please don’t share anything you are uncomfortable sharing. 

I have been thinking my solution with this would be to just give them control of the temperature and try and offset it with the temperature from the second floor if i find myself uncomfortable. 

Find out what makes them uncomfortable with the owner financing and then solve that problem.Many of the people I know looking for owner financed give them a either or option. 

He works on cars late at night, has a tendency to hoard junk in his front yard and attracts a group of people  that make my tenants and I uncomfortable.

You'll be really uncomfortable and might be a bit scary. but you can do it.

This way here you keep your investments safe and your family from having to have uncomfortable conversations.

This means that you need to acquire one or more replacement properties valued at $910K or more (this is ignoring routine selling expenses that can be subtracted from the $910K).

However if you have prudent operations to make sure the property is in good condition (inspections, routine maintenance, etc), follow the law as it pertains to landlord/tenant relations in your area, and dispatch maintenance in a reasonable time frame the threat of law suits and all the screaming is just hot air. 

So obviously I dont know what’s common sense to ask without making someone feel uncomfortable.

If I’m going to embark on this journey and invest money, time and effort, I want to get the most bang for my buck and challenge myself - even if that means getting uncomfortable and investing out of state.
