For the most part, most realtors will come to the conclusion that even an investor that buys multiple properties a year is not worth a year long effort to close 1-2 deals with them when our effort can be placed on newer clients that will go under contract within a 0-3 month span. 

This means, aside from an extensive Business acumen spanning 27 years of owning and operating businesses in diverse fields (Nightclubs, Restaurants, Contracting & Repairs, Antiques Stores...), We are "People" People!

That would have been $7K out of my pocket within a 45 day span of time. 

I bought 5 properties in a 6 month span last year. 3 of which I managed to finance 0% down which many say is unheard of.

. $50/mo positive flow will not pay you for your time if a series of small things need addressing.The $120/mo for repairs is good unless a few things die in a short time span.

In contrast a private lender's interest rates wouldn't be helpful either over a span of months let alone years.

I started on the 'true' investing path in 2016 and in a span of 12 months went from one unit to four units.

Our realtor is willing to show us as many properties over however long a span we need/ want (at least today that is what she said).
