I'm 95% of the way through a degree in Finance so the business and accounting aspect of real estate should be pretty easy.

But still, it’s a federal offence and may be punished by up to 30 years of imprisonment plus thousands of dollars in fines and penalties.

Our two thoughts are to convert the space to either loft apartments or a wedding/event venue with a roof top deck. 

Besides, contracts, union arrangements, etc. have a way of deteriorating over time, so don't make a decision based on expectations that may not come to fruition.FWIW, I have an MBA in Finance, and one of my grad school professors was sufficiently impressed w/ me that he encouraged me to get my Doctorate and go into academia.

I am a single male based out of NJ and my full-time job is in finance, so I'm free most week-nights and weekends.

@Jimmy Chou As far as how large of a project, as long as it's in finance-able condition we could certainly make it work as we do have some temporary housing options there should we find a project that would take a bit longer to get to live-able condition.
