Thanks If you are talking about transferring property from your personal name to an LLC or from one LLC to another... whether or not you have a tax problem, you will likely have a problem with your lender as such a transfer may be grounds to accelerate the note if the lender does not consent to or is not aware of the transfer.

Living revocable trust?

Trying to set my cell number for SMS messages, but there is no "consent box" to check to proceed.

I'm curious (and will email my lawyer, but will post here just in case it helps others) whether having assets in a revocable trust (aside from homestead and retirement accounts) helps to protect them in such an instance.

If you buy (in Florida) and the HOA passes rules against rentals following your purchase, those rules do not apply to you unless you consent to them. 

Otherwise, create one LLC for tax benefit (mainly expenses write-off) and using land trusts (free and acceptable by lender/bank due to revocable trust nature) to hold the title of the properties, one land trust per property, with this LLC as all land trusts' beneficiary to avoid the risk of due on sale clause and property reassessment.

Their lease allows subleasing with the landlord's prior written consent. 

Particularly if its a second lien as the borrower could seek to strip or cram down the debt (reduce it without the owner's consent) as part of the BK process.
