Thanks If you are talking about transferring property from your personal name to an LLC or from one LLC to another... whether or not you have a tax problem, you will likely have a problem with your lender as such a transfer may be grounds to accelerate the note if the lender does not consent to or is not aware of the transfer.

Otherwise, create one LLC for tax benefit (mainly expenses write-off) and using land trusts (free and acceptable by lender/bank due to revocable trust nature) to hold the title of the properties, one land trust per property, with this LLC as all land trusts' beneficiary to avoid the risk of due on sale clause and property reassessment.
