Since the tenants leave their crap in their units, it's costing 1200 - 3k in turn overs to throw their crap out, repaint the place and bring it back to rentable condition.  

This is about what I paid contractors in labor to do a complete kitchen, bath, repaint, floors, etc.

Its about paying the junkies $20 and beer to repaint the whole house.

As Keira mentioned, all houses built before 1978 have lead paint, unless all the walls, ceiling, doors, trim and everything that's painted have been replaced, or sanded down to bare wood and repainted. 

However, do you really need to repaint closets on a rental when they have minor cosmetic damage?

That wall will need repaired and repainted for sure.

I would expect to repaint and carpet after that long. 

The terms of my purchase contract stipulate that I am allowed access and permission to repaint the interior, as well as install a tile backsplash in the kitchen prior to close. 

.- My new tenants wants me to repaint the entire walls.- I guess legally I cannot deduct the entire painting from the previous tenant deposit as most of the walls are OK correct?
