Sounds like a wash to me, she has no keys and she has nothing in the home.

I had a couple want to submit a rental application.After seeing the apartment the girlfriend messaged me telling me she wanted to speak with me on the phone because they had something they wanted to tell me. 

He was a very sweet engineering student who was rarely home, and after I asked him to be sensitive to her - within reason - he made extra effort, which was really going above and beyond.So, one night late, I get a frantic call from this woman who tells me she was sleeping peacefully in bed and randomly, the ceiling caved in on her! 

She'll have to decide if she wants somewhere to come back to.I had another one one time (another inherited tenant I also got rid of) tell me she couldn't pay the rent because she'd just gotten her eyelids tatooed so she wouldn't have to wear makeup anymore and gee, doesn't it look great?  

After three months of talking about it, an agent from another office told me she had a hoarder house and the sellers were too embarassed to put it on the market.

She assured me she had enough income for the rental, but it turns out she was counting child support that doesn't exist yet (she says she needs to get out of her current living arrangement before filing for divorce) and SNAP funds from an application that's in process. 

All food must be in sealed Kerr jars, trash taken out daily, trash bins tightly sealed, hardware wire and steel mesh into every wall/every crack, and change your lease to require tenant to meet new standards. 

I literally filed for my LLC yesterday and my wife told me she wants a divorce; that is causing me to question my timing.
