This is another area of knowledge that adds to what you should know, which is a con, but good knowledge and relationships with those agencies, churches, etc. can easily turn to a plus of an endless renter stream, deposit assistance for your tenants (ie higher deposits for you), rental assistance if someone falls behind on rent, and support for issues tenants may have that otherwise would blow up and lead to a messy eviction. 

That's an endless cycle one can never be good enough at (even Mohammed admitted so on his deathbed).

She's had no end of health issues with her dogs, and having insurance cover 90% of the endless tests, surgeries and vet's visits has been a real godsend.I guess it comes down to what you feel comfortable with and whether you will be disciplined enough to save the money from the premiums if you give up pet insurance.

I too am frustrated with the endless proforma's (I have other threads on here about this) despite asking for a T12 or schedule E, etc.

Then of course there's wine cellars, fire pits, saunas, the list is endless.

You could also get a tank-less water heater, which can make endless hot water supply.
