It was SUCH a relief to get rid of our complainy tenants (who did threaten to sue).

Messing with any of that, from these homeowner's point of view, is likely to remove any relief they 'might' obtain from the mortgage companies in the first place.  

I doubt that we will pursue legal relief since it can be argued that our compassionate treatment may be a contributing factor.  

Was able to pay some money to motivate them to move after they figured I was no ways going ṭo extend their lease Small price for the breather And a huge relief from where I first started .I hope their future landlord has better luck with them.As for me I am getting ready to upgrade the place as soon as these troublemakers leave.:)Lesson learnt

I would suggest a different approach. if you have a tenant who paid regularly in the past and is now facing hardship it may be a good idea to help them locate temporary assistance such as the State Emergency Relief Program https://www.michigan.gov/mdhhs...  

Mistake #1 (Never agree to anything contrary to code or out of personal relief).  

At this point I secured a relief of stay from the bankruptcy court.  

But, also feel free to call code enforcement.I'm sure there are laws already in place for tenants to get relief for landlords who don't fix things.  

After struggling through arduous months of fighting arrogant dirt bag professional tenants it should be pure pleasure to exercise final authority.Winning should be a celebration not simply a relief.

I count my blessings that I don't have anything to contribute to this thread, but I do want to thank everyone for the "comic relief".Whenever I am bored, I come to this thread for laughs.
