While I think there are some instances where the "PC culture" gets taken a bit far, this is definitely not one of them and your comment doesn't even apply to this situation.

Thanks everyone  I tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

In my experience, the culture at every KW office is one of sharing and mentoring.

Towns like Jersey City and Union in Union County -- two of the most culturally and racially diverse towns in the state -- look like colored television static, with a near even distribution of each racial category.The Route 1 and 9 corridor shimmers green, reflecting the the vast number of immigrants who have settled in the region from Asia.

Contractors don't "culture their own mold", as they aren't qualified to identify them anyway.

Everything is so spread out here, so there is less of a commuting culture (it's just another day driving to work), plus virtually no public transportation other than buses.

Lots of interesting stuff happening all over the region, Novi Sad will be the European cultural center 2021.

tampa bays growing economy and cultural scene makes it a no brainer, areas just outside as many here have already said, like dunedin (my fav lil town), bradenton with its proximity to anna maria island, or tarpon springs  and palm harbor all offer great coast lines that are not overly populated. as i understand it pinellas county has dropped its efforts to stop str and decided to tax them at a different  rate.
