Your projected pro forma will use your updated costs (such as increases in property insurance and taxes, upcoming repairs) and income (increased rents or added income streams).

Ideally, I’d like to buy it, and fix/update both sides at the same time for ease on my end.

I can't say I've ever had any insurance claims, so I can't speak to that,  but they are very helpful and quick to answer questions or update my policies. 

A house 4 doors down , a split foyer in fair shape , very little updates just sold for $520K .

Updated kitchen granite countertops. 

The 2nd property is still being renovated so nothing to update/add on that one.

I was waiting for everything to get resolved before posting an update.

If not, then I would not pay them back for the fan as it was not a necessary update.

If you have ample street parking and aren't in an area where the cars will get destroyed by hail, etc. than it is less of an issue.
