Why get some loan shark deal, when you can get a traditional mortgage.  

Because there is a slot for earnest money amount on my P&S agreement.

I understand these are considered "cheap" houses for my market, but if baffles me that I can buy homes for $80k that barely cash flow without even a wink, but when you find a deal that really pencils out well the same banks want to send me to the loan sharks (hard money!)...

I've been known to make the statement that real estate is the deep end of the pool where the sharks live - you've got to be careful.

B/C title company have recording slots .. only way they can do it early is to request a special and it has to be truly a special circumstance before the county will let them come in and record at time other than their daily allotted time.Now we would be fubared in Wayne county  ( Detroit) takes that inept county 2 to 4 months to record anything   LOL>..

Turn off the water to house, open valve to release pressure and replace with a shark bite compression fitting valve, cap it off or some other sort of replacement depending on what type of water lines they are.
