Realistic Sellers.Guts-Money-Buyers (will all come with a realistic seller letting their property go at the right price)I'm a newbie looking for my first deal, but i have started to send out probably 20 Yellow Letters a day. 1000 generic flyers a month, and i drive properties constantly.I have great credit, and family friends who said they might get involved with the right property for money support, but nothing for certain.My goal is to rehab propeties and build up a nice nest egg, eventually moving to buy and hold, than moving on to 1031 and commercial properties.

The rather generic statements with a checkoff box are, IMHO, sufficiently vague to keep you out of trouble while still meeting the requirements.

I didn't use the leaf guard brand but I bought something generic from HD. http://www.homedepot.com/p/Amerimax-Home-Products-...While I don't have to clean out the gutters twice a year, I do have to make sure that I periodically clean the openings.

Go to a office supply store and get a generic lease, or have an attorney draw one up for you. along with addendum's for pets, crime free/ drug free, lead, security deposit agreement.After you look at some lease samples you'll have a better idea of what is best for your property and you, so your in compliance with state laws.

@Theresa Ross,I just went through this last month,  if I were you, I'd come up with a really nice, non-generic sounding email,  with all the details of criteria-- stating what is preferred, and what is a requirement for your next tenant.

Not legal in Oregon to market a property you don't own and collect a fee like an agent would.also we use title and escrow companies for closings  not attornies.. you can have a generic contract you want to use be produced by an attorney.but if someone turns you in for any craigs list add  e mail blast and you show and address bd ba etc on a house you don't own.. or put a sign in the yard.. you will get a nasty gram and a cease and desist.

Or they don't do the nice round number, but their generic assumption for local Bay Area real estate is 1.2% when in reality places like Oakland and San Jose are frequently well north of that, and all of a sudden "my" PITI is the highest and the client thinks I am trying to cheat them on their property taxes or something.

Pre-Approval LettersSuch a document is specific to a given property you wish to make an offer - - not some generic pseudo-credit proof.
