Finally, you can make a deal with the tenants - offer to buy them out - now if they are paying $400 for a $1,000 unit, they can figure out that it is worth a lot of money to give up that unit - over $7,000 in just one year, but who knows, sometimes people are penny wise and pound foolish - a big roll of $5,000 in $20s may persuade someone.

I now feel confident pounding the pavement to find some great deals, preferably off the MLS market.  

Interested in what you guys do when you get offered a packet of properties, let's say 20 homes and 4 or 5 of them are houses you don't want and would never buy but the n umbers overall mean you can afford to take them...

If you were a little guy with a pizza place paying 1.90 a pound for cheese and the market goes way up in costs to 2.75 a pound you would get crushed on your profit margins.
