Finally, you can make a deal with the tenants - offer to buy them out - now if they are paying $400 for a $1,000 unit, they can figure out that it is worth a lot of money to give up that unit - over $7,000 in just one year, but who knows, sometimes people are penny wise and pound foolish - a big roll of $5,000 in $20s may persuade someone.

For example, if you go to a judge and explain that you are a wholesaler, advertising a property that you do not own and have no RE or listing contract to sell, and you found a cash buyer that tried to cheat you out of the deal, that judge is likely to tell you to go pound sand (that's a legal term :) ).Even then, a cash buyer can still possibly legally take the deal from you by just giving the owner their card and telling them to give them a call if it doesn't work out with you the wholesaler, then just sit back and wait ... if you can't find another buyer to perform in the timeframe of the contract, they step in and offer above your contract price with the seller, but below your price to the cash buyer, and they get the deal, perfectly legal thing for them to do and your contract does nothing to protect you in this case ...
