@Luke Texidor If you are not that picky, you might want to try Hayward Lumber in Higuera for your framing, and for windows if you're installing double pane, try window people, they are not that big, but the owner himself is a good guy, our transaction did not work out due to that i need the job done in 48 hour notice and he is fully booked, but all the rest are scrap, too much ego just because there are only 4 companies who does it within SLO and Arroyo Grande area.

And yes to all the other items mentioned - increasing raw material costs (some homes I'm building now have an additional $15k in lumber costs compared to this time last year) and increasing skilled labor costs are obvious.
