@Luke Texidor If you are not that picky, you might want to try Hayward Lumber in Higuera for your framing, and for windows if you're installing double pane, try window people, they are not that big, but the owner himself is a good guy, our transaction did not work out due to that i need the job done in 48 hour notice and he is fully booked, but all the rest are scrap, too much ego just because there are only 4 companies who does it within SLO and Arroyo Grande area.

I can also sense that a lot of the stress weighing in on the good borrower had been unloaded.

And yes to all the other items mentioned - increasing raw material costs (some homes I'm building now have an additional $15k in lumber costs compared to this time last year) and increasing skilled labor costs are obvious.

As I believe it's been already said, the largest hedge funds bought thousands of heavily discounted properties in 2011-2013, unloading their investments as early as 2014-2016. 

I found someone on facebook market place that makes them out of reclaimed lumber and had them build me two 3' x 6' boxes for $40 each.

I don't live in my investments but my houses are not a nuisance for me and I'm not looking to unload them at bargain basement prices.

Essentially, the lender cannot unload the loan to FNMA.

I have far more flexibility in how low I can go to unload the property if I need capitol.I'm not arguing that debt should not be used, clearly I use it.
