My short term goal is to find one nice frame house (low cost) to live in that I can remodel the kitchen, basement and attic and add one or two bathrooms that has at least there bed room, then refinance, then later add an addition to with a composite deck.

One of the units was remodeled 3 years ago.Gross Rent: $3,900 ($1,300 each) Market rents in the area are $1,600.All 3 units are currently rented out to solid tenants who pay on time each month.

Otherwise, it is because the house is a foreclosure and the bank just wants out; the house is beat all to hell and needs remodeled; the neighborhood is declining or already a war zone; the city is going to build a nuclear amusement park next door; ETC.

Want to put 100k into hew home, and it will appraise for 900k all day.  225k out of House # 1.  225k out of House # 2.  350k goes towards down on New House, plus 100k toward remodel.
