If you are able to subdivide equally (4.5K sq. ft. each new lot), after factoring in the zoning constraints for the new single family homes potential (and potential JADU), how much space is left to allow the new detached ADU (allowing 4 ft rear and side setbacks, per the new CA ADU law), and will a 750 square foot detached ADU fit comfortably given all of that?

I learned the hard way that any applicant who starts asking for changes before they are even approved will ALWAYS be a major, major pain in your rear until the day you get down on your knees and thank the universe that they are finally out of your life.In fact, if you just put in your written tenant screening criteria that you reject anyone who asks for changes or upgrades, then you can deny them just on that - as long as you are consistent about that with all applicants.

That's just to cover your rear in case anyone files a complaint against you for discrimination, which I can tell you is so rare it never happened to me over many years and hundreds of applicants.
