So I've been practicing going through the numbers on a buy & hold strategy and learning what to look for in overall price, rehab, income, expenses, taxes, etc. using the BP calculator.

When I see houses In this shape in my area they generally sell between 5-10k . i would hard pass unless they are practically giving the thing away . sounds lIke More work than it’s worth

Make them sign the liability waiver but that will mean practically nothing if someone drowns so just make them pay any increase in your insurance bill because of the pool.

.- LLC: If your intent is to be in the land business long-term, it's a great practice to have one of these in place... but again, I wouldn't say it's an absolute necessity (and frankly, it can add a lot of complications and confusion, especially when you're just getting started and trying to figure out what you're doing).
