I plan on heading back home when my time here is done, I've taken the time to read a few books like some from the rich dad poor dad series and I've listened to numerous pod casts and think I have a decent general knowledge built up but there's always more to learn and I'm looking forward to gaining knowledge from everyone's experience and advice on here!

I get a chuckle whenever I see these 20 somthings in thier jacked up diesel trucks with about 15k in mods in it...

@Vince Mayer  now a days its a free I pod or I pad to go to Guru feeder events..

We finally get there and they are 2 peas in a pod. 

I do not remember th pod cast but there was at least one about investing in MH. 

Ive been listening to a few different pod cast and webinars and i find one common denominator.

Now from just listening to pod cast I don't intend to count on appreciation in my numbers because it's never a guarantee, especially if we are approaching the peak of the bubble, but if I figure what my max mortgage would be including rehab cost, I would roughly break even on what I could charge for rent for the 3 bedroom.

I have been on bigger pockets for a while I have enjoy the forums and pod cast.

There are plenty of videos, blogs and pod casts to go through and thousands of threads to research.You need to keep in mind that you and you father have much different approaches to investing at this point in time and until you come together on your approach it is unwise to assume you can partner.Your father is ultra conservative and will produce very low returns where as you are attempting to maximise returns through leverage.

I would attend local REI meetings as we do have a lot here in New York and also listen to several pod casts on this site.
