I plan on heading back home when my time here is done, I've taken the time to read a few books like some from the rich dad poor dad series and I've listened to numerous pod casts and think I have a decent general knowledge built up but there's always more to learn and I'm looking forward to gaining knowledge from everyone's experience and advice on here!

Now from just listening to pod cast I don't intend to count on appreciation in my numbers because it's never a guarantee, especially if we are approaching the peak of the bubble, but if I figure what my max mortgage would be including rehab cost, I would roughly break even on what I could charge for rent for the 3 bedroom.

There are plenty of videos, blogs and pod casts to go through and thousands of threads to research.You need to keep in mind that you and you father have much different approaches to investing at this point in time and until you come together on your approach it is unwise to assume you can partner.Your father is ultra conservative and will produce very low returns where as you are attempting to maximise returns through leverage.

I would attend local REI meetings as we do have a lot here in New York and also listen to several pod casts on this site.
