@Larry Fried i’m looking to do long distance buy and hold, currently looking in the area with great returns.The one thing i’m concern about is the vacancy rate and how hard it is to sell it back out to the market if I choose it sell it back out.

Low/no-lead brass is much more expensive to make than leaded brass (I know because we use and buy a lot of it in the utility industry), so a lot of the faucet manufacturers either switched to plastic or raised prices when the new no-lead specs went into place in 2014.

I keep hearing that its so much cheaper to build here... but I really think its because I have good people that work for me and we typically build the same thing over and over, which keeps the cost down.for $50/ft you get electric wall heaters, plastic laminate countertops, white appliances, square corners ect ect.
