Dear all, I would like to have the advice on a deal I came cross. it's a manufactured homes on permanent concrete foundation (for all exterior walls siting on concrete foundation), the home also on rectangular ‘chassis’ (metal frame). 

Windows Metal weights, aluminum, cast iron tubs, etc.

Both buildings are very well-maintained with unique all metal roof & shingled siding as well, so offers low exterior maintenance.

However college is where I met all of my current business partners and I could take time to do a lot of research. 

On exterior my stucco was falling apart so I removed that and added 12"x25' metal flashing around the entire base of the home.

Such as  all brick, metal roof, newer construction, Hardie Board vs wood, etc..You might want to find out what you need to do/be to qualify for a loan for a 4-plex and also for a 5-unit.

I'm new to STR in this area and am noticing most homes have the basic metal bedframe with no headboard.

We did that on the first property we bought, then never again.As an investor you should be patient and look for deals that meet one of the following:1) You buy below market value2) You buy with little to nothing down3) You buy with seller financingThis past December, we bought a package of 4 Class B- properties that met ALL 3 of these!

Anyway, the stack coming out of the roof if a big metal rusty mess that has been staining the shingles over the years.

Someone kicks the door in (vandalism), pokes holes in the walls to rip out the copper pipes (vandalism), rips the pipes out and has them piled up in the living room (vandalism).If they get spooked and run off leaving all the metal on site - this should be viewed as a Vandalism claim based off my past experience.
