Looking at the video for 4 million asking price some features looked nice and others I was underwhelmed by.I don't know if you are contributing more value to the equestrian part of the land , the views, or the house itself.The trim packages I saw for the ceilings looked be very basic for that asking price level. @Matt John 2 main reasons.1) to leverage to get that many units, there will be a bank involved demanding certain limits of insurance be carried.  2) the cost to insure at that level is much less than if you have juat a few units.

Had I bought a house at the level I was approved, I'm not sure how I'd eat or do anything else, but yet I was approved for that amount anyway.I look at it a different way.
