Thanks Randy,I'm trying to work out how that would go as I wouldn't want the house to freeze in the winter if the tenant just didn't feel like paying.I guess the lesson is to do as you are doing and never have the electric in my name when the tenancy starts, or at least to drop it out of my name as soon as I get a tenant in, then they can request service or not, correct?

I lived in the mountains of WA for nearly 20 years, so I know about freezing pipes. 

It's a no brainer since it gets below freezing at night (weather.com says 18 degrees tmrw night). 

The sidewalk cracked at the control joint, and this condition is the product of frost heaving for the last fifty years and the increased number of freeze-thaw cycles of the last twenty.They don't call it the Rust Belt for nothing.

If you're renting somewhere it snows, you'll need to put measures in place to keep pipes from freezing, etc. 

I could just heat the rooms I wanted to heat, could set them on a minimum setting so the pipes wouldn't freeze. 

So, that can restrict cooling ability and sometimes leads to freeze-ups. 

We do mostly private money these days and most of our competitors are either **** down due to the credit freeze or running out of money.

One contemporary issue is that there is not a lot of historical record of "pandemic" related recessions but we can look to 2008 for some similarities and concerns (e.g. contagion affect and concern of systemic failure, freezing up of secondary mortgage market).
