Budget about $8k overall - my initial reaction is to replace rugs in bed room and living space (may change to vinyl or laminate flooring in living space), update vinyl floor in kitchen to tile / bathroom to new tile, paint kitchen cabinets to a light bright color (and walls), do 4 recess lights in bed room (no lights currently) and do floating shelves in the living space to create more storage opportunities.Appreciative for all thoughts and ideas about how to make my home more attractive / protected for better tenants.

Even at say (just floating a theoretical amount here) a mere half a point per loan, if the loans are recycling every week you can make a decent amount of money.Best wishes in your lending career.

The downside to this is that I will run the risk of not finding a renter and have to float the mortgage/rent for a period of time.This is my first post on bigger pockets but I think this is the best way to find an answer based on the experiences shared within this community.Please let me know what you think or if you've been in this situation!

Most of mine are 5 - 6% interest fixed for 5 years and then floating with prime, 20 year term.

Someone floated the idea of getting the loan in an individual's name and then quit claiming to the LLC but that's too messy.

I keep a separate savings account with extra funding and pay my taxes at the end of the year, but it's nice to have that floating cash if anything good comes up.

If you got a good car count passing in front, do more inviting yard signs, do an "open house" with banners.
