Instead of a HELOC, I'd encourage you to investigate a PLOC-- Personal Line of Credit.

City of Portland is really encouraging people to build ADUs because it's an easy way to increase housing availability/density and maintain neighborhood character.

Our families always encouraged us to save the way they were taught (savings, 401k/pension, IRA). 

I'm not sure if you are marketing your place now or not for the next high season, I would encourage you do.Not sure what you're asking for...advice or someone to check your numbers?
