Replacing a 3 tab shingle with a architectural shingle and ship lap wooden siding with more decorative and colorful fiber cement boards, I would think should be considered improvements.

@Nixon VayupakEven though technically I dont live far from Iola cant tell you much about it other than Iola will not have a "war zone" ...ha - this is a small country town and I'd really review your figures on ARV - you could have bought a meth house, a house where someone had 15 dogs/cats living inside, Grandmas house thats extremely dated with the original 1940 decor, to hitting a homerun with a house someone really cared about and kept up well and everything in between.You'll have a challenge finding contractors and more than likely if you do have local ones they will work at their own speed/pace.
