You might be able to get away with 1/4 inch drywall there, but it is thinner and might show any unevenness more noticeably.

This is a business and it takes a great deal of knowledge, massive action, and for lack of better words, blood seat and tears to make it work.  

Either way, it never means the deals can be thinner or that you can cut corners with your paperwork or loan origination.

Or is it just getting to the point where the big guns are going to wipe out the young blood before they even have a chance to get their feet wet?

Many landlords think PM's are blood sucking leeches bleeding them dry................ : )I looked at the model about 7 or 8 years ago as I was analyzing all kinds of real estate niches.

They are a HUGE  help with looking to see: dry times, retardants, thinners, clean up, ideal conditions, what they are designed to be painted on, primers to be used with those specific products and, of course, safety information.  

It costs a little more but you can buy thinner boxes and outlets to minimize the extrusion on top of your wall. 

Never tried to get them thinner, but maybe they can do that too.

In the end, your wallet won't be any fatter or thinner regardless of whether you took the 75% allocation to improvements or the 58% allocation.
