For having a primary unit in the main floor, there are two ideas that we're thinking about.

We will renovate all 4 units and then rent the units out.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Meanwhile tons of concessions being handed out for smaller units to help lease up efforts.

@Matthew Irish-Jones I didn't redo the subfloor, there was a stained plywood floor in the unit that I put the planks over. 

It would be more ideal if you had or can find an investor friendly agent there to rep you as the buyer to ask all the questions or know what questions to ask for you to figure out more about all four units.

With 3 units being self managed its hardly worth automating something what may only happen ever couple months or so.
