No need to get too complex unless the portfolio size warrants it. 

Most condos around here are non-warrantable, which will restrict any special loan programs. 

Obviously if you discover something that could warrant a environmental report then I would talk to the seller about extending the DD period to get that done.

Any long term plans to refresh the commercial facad or is the neighborhood not warranting that? 

I don't live in Texas, but I went last month to check my property and found some of her mail where there were other outstanding bills and even an arrest warrant ( for not paying tickets I guess).
