Does the parcel have unique and challenging characteristics?

One thing you want to avoid is making the asset to unique that it is difficult for an appraiser to comp out.

And when I speak with people (or write on my blog) I'm always VERY transparent about the unique challenges of the market there.

Rooming houses usually don't get to take advantage of sporting events, concerts, festivals that usually result in spikes in rental fees and more profits ( and glory) that AirBnb and other STRs get to.
