I think it's smart to use an estimate on the lower end of the three sources, just to make sure you aren't counting on a level of rent that might not pan out.

For your situation, hard money is fine, but I would make sure you have a contingency to complete, and own the property yourself if transitioning to him doesn't pan out.

We were told it would be a "process" and were told to remove any and all food, cooking products, plates, glasses, pots, pans (anything we cook with or eat on) from the kitchen until the problem was taken care of - approximately 2 months!!
