I would like to lay out a scenerio for a property that I am closing on in the next few weeks (hopefully, we have a final approval for SS) and hear what other buy and hold investors have to say.Backstory- My normal bread and butter property in this area is badly distressed, total rehab (all mechanicals and cosmetics).

I have MANY threads and posts on BP about my thoughts on war zones, investing out of state, cash flow as opposed to other strategies etc.In a nutshell, I'm not afraid to invest ANYWHERE but feel more comfortable where the "bread and butter" type sfr still exists.

Send a nice letter to your borrower pointing out that you've enjoyed working with them (butter up) that you would also like an early payoff and will work with them to assist them in doing so, might suggest paying some closing costs for early payoff.

At first glance, the $495 seems cheap, and probably makes you wonder the reason for the low price; however, it could be explained for a variety of reasons: (1) it is that contractor's bread-and-butter; (2) the other two high priced contractors are swamped with work and simply won't do a job for less than x amount; (3) the low-cost contractor is in need of work and will work for a smaller profit margin.
