I am attempting to put to good use the analytic tools from bigger pockets to help me learn how to evaluate possible deals. 

For the time being I plan on doing all the listing/advertising, data collection/analytics (excel), and payment collection myself (paypal/venmo) until I have enough properties that using a service like Cozy or Avail becomes cost and time effective.

multi-family listed for 119,500 and I did the analytical data and offered 90,000 and apparently the seller was “pissed” and didnt even counter offer.

But if you want to evaluate RE against stocks, collector cars, coins, etc. or set up an antique booth at the local mall, start a website, or maybe buy another type of business, your decisions would be much more analytical. 

Here's my question:  I am an attorney and, by my nature and my profession, am pretty analytical. 

I'm now extremely disclipined in managing exactly where and how much I need to exert and channel for maximum efficiency, what methodologies I need to implement/introduce/test into my systems along with the analytics of such, etc.This is what helped me.

Shoutout to London Ontario REI Matt McKeever for his superb youtube channel which is excellent for newbies, I feel like I know the guy after listening to him for many hours these past weeks!

You need robust back end systems for tracking and escrow flow.5. you need some pretty good analyticals in your office to figure out values.6. you need very good idea on rehab construction and budgets..
