What I lack, but am striving to gain, is the financial wisdom on how to structure the deal, so that's it's a good deal for all involved.

After reviewing the property I decided I will strive to purchase a mobile home, install on property, and rent it also.

I strive for 50-80% on most months with premium rates.

But if this is something you are really interested in keep your head up and keep striving.

It's called: professionalism.If you like him and want him to want to work with you regularly, then strive to be the kind of customer that is a pleasure to work for i.e. pay him on time, don't micro-manage, be appreciative, etc.  

If the seller agrees to pay them then I don't think asking for a discount is relevant.On the other hand if they weren't going to pay them then you would subtract some or all of them from the purchase price.You should strive for a win-win scenario, not to take advantage of the seller.
