As a past realtor and a contractor I have never heard that the landlord would have to pay for their property if damaged or stolen.

No reason to rehab the place, which is to take on more risk (especially in a high crime area where its very possible goods get stolen) and spend more money.

If its not there, cant be stolen

For short term rentals (or any length for that matter), do not leave out anything that you are unwilling to get stolen or destroyed.
