Every window is photographed up close to show presence of screen and if there are window dressings or blinds, I take a photo with them open and closed.If there is a problem (scrape on the wall, carpet stain, etc.) then I take a good close-up.

Usually if you just clean them with TSP, it will remove the smoke stains.

Some old water stains from water leaks that had been fixed but the ceiling not completely repaired was the only real thing I say.Other things that happened: Water line broke in a vacant unit flooding two units.

I have Amber colored pine trim in my house, went with a creamy beige on walls, white ceiling and looks great. painting stained wood trim is a PITA.
