If you don't have a sponsorship, then your license is considered inactive and you can't legally practice real estate.

Yelp advertising would most likely be a waste of time.Your biggest channels would likely be Facebook and direct advertising/sponsorship of REI websites, podcasts, etc - gets you directly in front of your target audience. :-)

The SEC can add certifications and designations going forward to be included as well as encouraging the public to submit proposals for other certificates, designations, or credentials to be considered.Series 7 requires a sponsorship but Series 65 does not.

Find a deal sponsor you like and trust, as well as has proven success. 4) For passive investors/limited partners besides vetting the market, the deal, and the sponsor you just have to cash checks... the property manager, asset manager, construction manager, and deal sponsor ship team does all the work.5) You don’t need any more liquidity or net worth than you do with Single Family, you just need enough to invest in the deal.If anyone is interested or needs help, PM me and I can provide some guidance.

You don't have your location public so all anyone can give you is generalities.1) Education (real estate specific classes, number of hours will vary)2) Sponsorship (required everywhere I know of, you have to find a broker who will let you hang your license under them, they will charge a flat fee or take a portion of your commission)3) State Exam (pass a comprehensive exam that test your knowledge based on your education)
