Now my first property currently has a tenant that is not paying rent, so we started the eviction process.

I can pay utilities, insurance, and other holding fees but I won't have enough to pay other cost like listed above.

I use all the rental cash flow to pay these loans off asap, then repeat.

If you do want to go this route, make sure that the underwriting of the investment property pays back both its mortgage and the monthly HELOC.

We almost went with a loan that we have to pay all the cost upfront and then get reimbursed on the back end and that was just not something we were willing to do.

You might be surprised, but your rental properties have more in common with dividend-paying stocks than you think!

If they failed to pay the bill and utilities are shut off, they are responsible for any damages caused.

The rental income from the first home will pay for the mortgage/monthly costs.  

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.
