Yes, it can be semi-passive income with the right systems, vendors, operations, potential virtual support, property management team, etc.. but ultimately, you are in control of the success of your property or portfolio and without knowledge, expertise or industry "know-how", then you will eventually lose because you are calling the shots.

When these rodeo people roll in here, they have their own Semis to haul their trailers.

I always replace toilets, shut off valves, water fixtures, add frostproof water spigots with additional isolation valves for winterizing, switches, light fixtures, Add ceiling fans to every bedroom, GFCI outlets, regular outlets, smoke detectors with 10-year or hard-wired-in, use a quality one coat semi-gloss paint, basic white washer/dryer and Exterior door locks with touchpads (key free).

I very much do not care for turning this into semi-section-8 type of housing.

BAM mentioned that Fund 3 plans to do 'semi-major' renovations which would lead to $100 to $400 monthly rent growth. 

But I suspect with SF the best I could probably attain is a SEMI-passive stream. 

I'm considering relocating to NB as part of my semi-retirement plan.
