There are very few condo units selling sub $1M, and I really don't want to spend much more than that.Hawaii is a year-round rental area, so shooting for 80-90% occupancy seems do-able.

Hi Adelaide,For STR - you are going to get most of your business from all the sports events -- racing - Indy 500, football -Colts, NBA - Pacers, WNBA - Fever (Caitlyn Clark), We just hosted the Olympics swim trials, other events include Big Ten Championships, NCAA tournaments (NCAA headquarters here), and the Combine (recruitment for NFL).We also have a pretty busy convention center -- not huge like Vegas or Orlando, but it is solidly booked year round with events like ComiCon, GenCon, Firefighters Association, Future Farmers of America, Candy Expo, and various others.For MTR, you are looking mostly at traveling nurses and medical personnel, you also may get contract workers for the larger corporations like Lilly, Sales Force, or Rolls Royce.Happy to hop on a call and discuss further.

Easy round number example: 1st house bought at 200,000 sell for 600,000.  2nd house bought for 600,000 sell for 700,000.

You would pay a second round of closing costs, but only for re-fi, not with the additional seller / buyer closing costs that would be unnecessary (escrow, title, etc.).So anyone searching for VA renovation loans can always use this model as "Plan B" if you can't find a good VA loan.

He has come up through the ranks as a wholesaler, then fix and flip, and now targeting missing middle new construction/development deals.I'm beginning to research GCs/investors that do this type of work, and figured it'd be worth exploring the BP network.If you deal in this area directly, or have a connection I could speak to, that would be much appreciated.At the end of the day I am trying to get round number hard cost estimates on 2-4plex/Townhomes.
