A year round pool is going to add way more money than an extra bedroom given you already have a large cabin. 

There are very few condo units selling sub $1M, and I really don't want to spend much more than that.Hawaii is a year-round rental area, so shooting for 80-90% occupancy seems do-able.

Easy round number example: 1st house bought at 200,000 sell for 600,000.  2nd house bought for 600,000 sell for 700,000.
