A paid employee may act on behalf of the company and most likely will not need a license, you'll need to how all the requirements for a paid employee, commission only  might cut it f you're meeting all the other requirements for an employee.Again,  anytime someone on here mentions "Agent" or "Broker" or "license" the assumption goes straight to real  estate agency........that is not correct entirely, the formation of agency relationships is formed by law,  has little to do with a real estate agent, you can be an agent to buy a car,  truck load of shoes, trees or lumber, just about anything and the "Laws of Agency" apply to these relationships. If you have a formal written partnership with A and B then you may skate  past the license matter as both are buying, they must close together,  then B may sell their interest to A and walk off.

Same with closet doors, off the hinges half the time in rentals. So replacing screens can get old (but you can offset the deposit as it is hard to dispute a missing or broken screen). On the bright side,  if you go to the big box store, they sell screen making kits (e.g, I don't bother looking for pre-made screens in just the right size or overpaying a window store to make them); the kits can be helpful for landlords. So you buy the kit, some screen mesh (this is more expensive, but buy a big roll if you will be in rentals for the long haul), and you will need a hacksaw and a little screen spline tool (a little roller).

If the unit has been advertised at the previous price and then you increase it to their voucher after they apply, well, I think you're skating on very thin ice even if the law technically allows it (which I am by no means confident that it does).
