Your thermostats likely are 240VAC controllers.I don't have these in my low end LTR houses.I'd rip all these out and put in a modern and proper HVAC system.If your not too far north I'd put in a Heat pump system.

My question for you experienced investors are what programs are you using to find tenants, perform background checks, and create leases as I do not want to hire a property manager off the rip.

They ripped me off on two properties in Toledo. 

Ripping equity from people without them knowing the options is the complete opposite of that. 

They don't know anything, and they will rip you off.

Have seen many investors ripped off by agents and contractors that screw OOS investors because they know they won't be watched closely.If you pursue, you'll need a GREAT & TRANSPARENT team.

Unfortunately, plumbers are notorious for being very ignorant and notorious for ripping off their customers.

Generally what I saw in the Mentor coaching bizz is there is huge money if you can scale it and the guru mentor could give a rip what anyone on BP would say about them ..

------Rarely connected enough locally to get properties cheap enough and they get ripped off by contractors who know they aren't closely being managed/monitored.You can run all the numbers you want, but they're just a TOOL.
