They preserve numbers and walk away with a nice check and I will get a lemon.Kitchens and Baths sell homes period.You would be better off doing a mack daddy kitchen and bath and just doing basic paint and carpet everywhere else then to have a buyer see "cheap redo" through the whole house.You can find quality new cabinets cheap you just have to look around.Much Older cabinets as said before were built better and you can rework quality.

Of course, I'll still have a real inspection contingency in place if I move toward an offer.So, I'm reworking some numbers to see if it is more doable...potentially as a rent for a year or two at minimal profit or break even, then flip which could reasonably net in excess of $40k.

Early today I received an email from the closing agent saying that the buyer's lender Wells Fargo worked their loan with zero seller paid CC and can't rework their stuff at this point and suggested me to collect the LM from the SS lender BOA (yea, right!!).

This good relationship that you develop will allow you to be proactive with any problems that you see forthcomming and then when talking to the bank you will be able to rework things in such a way as is best for you.It is not necessary to go through any other company to do what you can do for yourself.
