@Joe Villeneuve @Theresa Harris, thanks a lot for taking the time and provide some info/ideas/suggestionsTo give you some color for these properties, there is a 15 years-plan that my wife and I are planning to have arround 5 to 7 properties in the same $$$ range (-+ $200K) that we can rent them around $1600-$1800I believe after 10 yrs, I am expecting to a better cash flow considering some loans will be paid in full, but maybe the next properties will have as you suggest 30 year-loan. 

We have around $150,000 available for investment.We understand that finding deals in this price range in Phoenix itself might be challenging, so we’d love to get your input on areas near Phoenix where our budget could work.

Determine what type of property you want to buy - What Zip code, what condition homes, price range, etc.Contact 3-4 realtors that helped buyer agent buy the type of homes you are looking to buy.Then go with the 1 realtor that you connected with the most.

I work with some builders and they have 2-4 units with rates in the 4-5% range.

I think some other numbers to consider are, what can you get for the $700k to $800k range right now?

I've spent a great deal of time speaking with many investors in different markets ranging from state to state (but not in my own in TX) about voucher tenants.
