Then i email those to my designer who puts together mockups & 3D renderings for me, complete with links to Benjamin moore paint colors, links to the products on Wayfair, etc.

I would need to see the specific numbers to render a better judgment.

The structure incurred "substantial structural damage" which triggered code upgrade requirements which rendered repairs in excess of the insurance policy, which rendered it a constructive total loss. 

What does matter is that you co mingled funds-personal and LLC thereby rendering your LLC useless for asset protection.

   $25 a week is an inconsiderate amount of money for someone who an ADULT rendering a recurrent service to you.   

That's a fire hazard & renders any assumption of grounding moot & Bldg Inspectors will look for it.If you leave it 'as is', my suggestion is to install LED lighting throughout to avoid the high heat created by incandescent lighting fixtures that are spec'd for 60W & the tenants put in 100+W bulbs.
